We'll handle all of the important administrative tasks from preparing lease documents to managing guest payments, including paying the NH Rooms and Meals tax which is paid by the guest (under our license) on your behalf.

Our homeowners and their guests never deal with a call center or out-of-area staff. Our entire team lives and works in the Lakes Region, ensuring that your property is always represented by a professional with local knowledge of the area and your property - including 24/7 local support while a guest is staying in your home.

Our in-house Head of Housekeeping seamlessly manages the entire cleaning process for our homeowners and their guests.

Our team of more than 40 independent contractor cleaners will ensure your home is professionally cleaned after each guest departure.

LmaiNtenance & repairs

We’ve got handymen/women who work with us. We also coordinate trusted referrals for specialized services such as plumbers, electricians and HVAC.

Unlike other programs, we offer flexibility. If you have relationships with local vendors that you like, we are happy to work with them at cost – we never “mark-up” any maintenance services.

Linen Services

Your guests will be welcome to bring their own sheets and bath towels or, if they prefer, they can rent sheets and bath towels from our in-house service. We can even make the beds prior to arrival making everything easy for your guests!

ACCIDENTAL DAMAGE COVERAGE

We’ll secure Accidental Rental Damage Protection (RDP) which covers up to $3,000 in accidental damages during every guest stay.

LFULL TRUST ACCOUNTING

You’ll receive weekly statements. Proceeds are paid to our homeowners weekly, and we can even set you up with direct deposit. At the end of the year, we’ll provide you with your 1099 Tax Statements.

PROFESSIONAL MARKETING

We’ll market your home with the polish and professionalism it deserves. Our qualifying listings enjoy complimentary professional photography, floor plans, and aerial drone photography. We are constantly innovating our marketing to ensure our portfolio stands out in a crowded marketplace – we are the first agency in the Lakes Region to leverage high definition videography to market our vacation rental homes.
